Housing Act 1988 (as amended by Housing Act 1996)
Sprecher Grier Halberstam LLP acts extensively for commercial and private landlords in respect of tenancies governed by the Housing Act 1988 and the Rent Act 1977. In particular we deal with issues arising from: assured tenancies; assured shorthold tenancies; company lettings; holiday lettings; student lettings; and lettings with resident landlords.

Landlord and Tenant Acts
The firm has substantial experience regarding all aspects of the Landlord and Tenant Act 1985, including recovery of ground rent and service charges. We use our expertise to expedite recovery either by negotiation or through the courts.

We will always advise you of your ability to recover costs under the terms of the governing lease. We will also contact any mortgage company with an interest in the property.

Squatters
We achieve fast and cost-effective recovery of property occupied by squatters.

Forfeiture & distress
We provide comprehensive advice from the outset. Where necessary we seek to obtain early forfeiture of leases of commercial premises. Additionally we offer advice on the remedy of distress and, in this context, our clients may benefit from our relationship with one of the National Certified Bailiffs.

Tenant Eviction
Sprecher Grier Halberstam LLP advises landlords on the consequences of unlawful and wrongful eviction of tenants to ensure that landlords avoid incurring sanctions and penalties.

Managing Agents
We are able to assist managing agents in the recovery of ground rent and service charge arrears.
We can liaise with any mortgage company in order to bring to its attention the arrears and request payment.
If necessary , we will commence court action and handle proceedings in the LVT.

Remedies for Disrepair
Where the tenant has an obligation to keep commercial premises in good repair, we advise landlords on the available remedies, including any claim for loss flowing from disrepair.

Miscellaneous
Sprecher Grier Halberstam LLP has many other areas of expertise in respect of leasehold property. These include: obtaining possession on the grounds of alternative accommodation; rent arrears; antisocial behaviour or other breaches of the lease by a tenant (for example subletting); illegal or immoral use of property by a tenant; abandonment; and enforcing possession orders.
